The two communities face each other across Lyons Road in west Delray Beach, both built by GL Homes, both guard-gated, both organized around lakes rather than a golf course, and both zoned for the same Boca Raton public schools. Clubhouse access comes with the home in each, through the homeowners association.
Seven Bridges is the newer and larger of the two, with a clubhouse roughly twice the size, a bigger tennis center and the Prime Seven restaurant. It carries a premium for that: its median $1M+ sale over the last two years was about $165,000 higher, and its homes sold for roughly $37 more per square foot. Its dues run a little higher too.
The Bridges came first, so its landscaping is more mature and it offers similar GL Homes floor plans at a lower price per square foot. For a buyer who wants the same schools, gate and lake setting and doesn't need the larger club, it is often the better value.
Families who will use the club every day tend to lean toward Seven Bridges; buyers focused on price per square foot often start at The Bridges. Ricky can tour both in a single afternoon and show you the recent sales of the same floor plan in each. Plan a tour →
